Should you Master Lease Option a Duplex?

I recently read up on @Brandon Turner's book "The Book on Investing in Real Estate with No (and Low) Money Down" and found an interest in Master Lease Options. Does anyone have any experience with Master Lease Options with small multifamily (duplex - fourplex)? Do you need a real estate license to control and manage a residential property? What are ways to raise NOI for small multifamily property while master leasing?
