Estimating Rent for Retail Space in Mixed Use Property

Hey Everyone

I'm currently in the process of evaluating a small, 4-unit, mixed use property (2 residential /2 commercial). I'm pretty comfortable estimating the value of the residential units, but I'm not having any luck figuring out what price I could reasonably list the commercial units. Do any of you know of a Rentometer equivalent for retail rental space or any other resources I could use?

The property is located in Buffalo, NY. The units are 900 sf and 1200 sf.
