Commercial Tenancy in Mass-who pays Pest Control

We own a multiple family property in Massachusetts. 1st floor is commercial, other floors are residential. 1st floor commercial tenant are saying they have a rodent issue. Other tenants do not. Nothing is specified on the commercial lease regarding Pest Control. Does anyone know if in Mass it’s required for landlord to take care of Pest Control issues? If so, would the same rule apply for a commercial tenant?? Thank you,
