Outside of Southern CA 2-4 unit Investor

Hi All,

I'm a new investor and I live in Southern California. I see a lot of deals on loopnet that would warrant better returns all over the country with a lower capital barrier to entry. All things considered, if you were starting out again would you shy away from out of state investing or would you go for it given you did great due diligence? Thanks!
