need help evaluating loan offers

Own a property in Central California.  Looking for help with ideas and options on re-financing the property.   Basic details are: 40 units in a form of 10 four-plexes.  Most units are townhouse style 3+1-1/2.  Built in mid-80s.  Current loan is with on of the big commercial banks.  

Would like some help evaluating offers - one from credit union, the other from freddie/fannie lender.

Can provide loan details if someone is interested in helping out.
