How to structure a deal with private lender

Hi all, I’m working on a lead of a buy and hold duplex that would cost about $58k. With cash, it would cost $56,500. I want to use private lender to finance the deal. Can anyone tell me the best way to structure the the deal with a private lender? The term and condition that I should seeking out. Thank you for your answers.
