Down Payment for small multi family

What is the best way to come up with a down payment? Bank will loan 80 to 85% LTV at 4.75 with 5 year lock. Looking for creative ways to come up with the $100,000 down payment to make this deal work. I have never had to use private money or hard money. Would only need the $100,000 for 6 months. Any suggestions would be appreciated.
