Commercial HELOC Lenders/Commercial Line of Credit

Do any of you BPers know a good lender that offers HELOCs for commercial properties? And I'm not talking about a HELOC on top of a regular mortgage, but a HELOC instead of a mortgage. In other words, a commercial line of credit on the whole value of the property.

I've got my eye on a 12-unit complex for sale for just under $500K. I'd like to put $100K down, and fund the rest with a HELOC.
