Selling and building

I own a so how family home that my wife and I live in. I also own a condo out right and make over 10% on it every year. My parents own about 12 building and one of those buildings are approved to build a 10 family on. It would cost about $1 million to build but the return would be about 10% as well...do I sell and start flipping houses to reach my goal
