I am acquiring a 16 unit property which consist of 16 condo units. There is no HOA as the property is run as an apartment property. The units need rehab. I am looking to rehab and then refinance.

Is there any hard money lenders that do fix and flip loan for this?  Since each unit is title separately, this can be view as individual condo units being sold in bulk.

Purchase price is $840K, $70K in rehab.  Property is in CA.

ARV is $1,152,000 looking for debt financing for purchase and repairs. Seeking, $735K for purchase and repairs, which would be 63.8% of ARV or 80% of purchase price + 90% of repairs.

Thanks,
