Finding Multi-Family Investments

Looking for Multi-Units/Apartments is a little challenging.  I found my last one on cityfeet (owned by Loopnet).  I try to use sites that are free.  Apartmentsforsale.com, loopnet.com, cityfeet.com.  Costar seems to be a great site but with a fee.  I understand off market deals can be the best.  Any thoughts on where you find deals.  Where did you find your last deal?

We got our most recent deal from an asset manager.  The deal was a "smaller" property that was part of a larger portfolio that the owner didn't know how to manage appropriately.

Property management companies can also be a great resource, as they often have the inside track with the owners.

Building up solid relationships with brokers is like our bread and butter for having off-market stuff sent to us.
