2 Bedroom duplex vs 3 Bedroom Triplex

Hello BP I was wondering is it good to invest In a 2 bedroom duplex property or 3 bedrooms or more? The numbers are decent on the return but the family size are larger now so it may be harder to rent both units out on a 2BR.
