Pizza Hut, Domino's - Do they deliver?

This week I was meeting with my onsite manager (Ashley) at my 556 unit deal I bought last month. Ashley has 25+ years experience and we were talking about the asset.

One question I asked, "Have we had any crime activity at the property".

Ashley responded, "No - nothing significant and Domino's delivers here".

I looked at Ashley a bit confused. Ashley shared that you know you have a really BAD property if the pizza shops won't deliver to the property. The driver's fear they will get robbed.

Before I buy a deal, I gather a lot of information and data about a property. Such as I stop by the local police station and have a chat with the officers. It helps to get a sense of a particular area and I ask for crime reports. I also review data from City-Data.com on a sub-market.

Thanks Ashley for the tip, I will add to my Due Diligence toolbox calling local pizza shops to see if they deliver to the property.
