Cash Flow Minimum per Unit ?? Do you care?

Hey guys, I've done some marketing and gotten some leads but here's a question I have when it comes to making offers. Do any of you factor in a desired minimum cash flow per unit (ex. 100/door) when constructing your offers along with Cash on Cash, cap rates/NOI, etc, or do you focus more on NOI and cash on cash return,, total cash return?

I'm not clear on what you're asking but because you have Cash on Cash and NOI on both sides of the question.

But in terms of paying attention to the minimum cash flow per unit - no, I don't. Only that I want it as high as possible in so far as it will lead to higher cash flow, NOI, total return but not looking for any particular number.
