Multi-unit Realtors in Chicagoland area

Hi all,

I've had a rough time finding a good proactive realtor in the chicagoland area that can assist with finding solid multi-unit inventory.  I've reached out to quite a few and I've just been disappointed with my experiences.  My best bet has just been doing my own searches daily on the standard apps (Redfin, Trulia, Realtor.com, etc).

One realtor we met while looking for a rental with Century 21. He was great and responsive, and even after we reconnected months later he remembered all of the details we had discussed during our showing. However, he had promised to set us up with custom MLS searches with our criteria and even after a few calls and texts he hasn't been able to deliver.

Another realtor had sent me a flyer with snail-mail boasting that he was Chicagoland's #1 multiunit broker. I googled his name to verify and seemed legitimate.  After calling the number a handful of times (voicemail was too full to leave one) and emailing him I have given up.

Other realtors I've realized do this on the side so they just are not as responsive enough, and often times I've already found the property they've sent me through an app.

I was just wondering if there is a good Chicagoland realtor that specializes in Multi-units that someone can recommend.

Side comment - Dumb question here - a family member of mine currently has a 24 unit up for sale on the market.  It must be listed some where, as he's received multiple offers for it however it does not show up anywhere on any of the apps I noted above.  How do buyers find these types of properties if they aren't listed to the public?

Thanks in advance.
