4-plex analysis - residential vs commercial
Since 4-plexes are considered "residential," would valuation of the property be more similar to a SFR (comps) than to an apartment (based on rent)? Is it harder to secure a loan for a 4-plex versus a commercial property like a 5-plex? There is a property I'm looking at that is 9 bedrooms, but is 4 units.
