House hackers, how do you like living next to your tenants?

It's been an interesting experience on my end. One tenant in a MIL apartment attached to my house. I've had good and bad tenants, but when you get a bad one (read that, loud and just doesn't get it...) it really sucks having to have them around even until you kick them out with proper notice.

Been thinking of doing the 4-plex thing next time, but wonder if I'd hate having THREE tenants around me all the time even more. On the one hand if your neighbors are loud and obnoxious you can kick them out since they are your tenants! Hooray!

On the other hand it's that constant tension when you get the inevitable bad tenant/neighbor that sucks and makes me dread walking out of the door for fear of running into one of them. I'm sure they don't want to run into me either in that scenario, but still. It turns your place of residence into a business place with all the tensions that go along with that.

It sounds tempting to live for free (housing wise) but what about the quality of life in general?
