Class C Properties Investment

I am looking at a 2 unit building in a class C+ neighborhood for $79,000 One unit has 2 bedrooms but no living space. Any one every purchase a building like this? How well would that unit rent?

Also, can anyone speak on purchasing property from a Bankruptcy trustee auction? How does that work? This would be a different property from one above.
