Yellow letter / Direct marketing to apartment building landlords

Hi,

I'm looking to see what people’s experiences are with yellow letters or direct marketing to apartment building landlords.

Does anyone rely on this more than getting leads from brokers? Any success stories?
Where can I get more information on how to approach it from this perspective or is it no different from yellow lettering to SFR landlords?
