Owner financing strategies with mortgages

How can I do owner financing with a mortgage on the property. I'm looking at two of these right now with a total of 12 units that are all occupied and is cash flowing. Not sure what to do and don't have any capital and cannot get financed. Would it be smart if even possible to owner finance the amount they asked for and pay off their mortgages then go to a bank and refi in my name and pay them off? Also how would I get on the title without the bank trying to foreclose ? Please let me know thanks

Greetings from another Omaha area investor.

Since these two properties have 12 units I am assuming that they are commercial?

If they are commercial it may be possible to use owner financing to cover a percentage of the down payment.

Here is an example of an owner financed commercial deal using a bank loan and owner financing. The bank lends you 75% of the purchase price, the owner carries 15%, and you put 10% down.
