MHP Development On Cleared Land Zoned 252 Lot Questions.

Are there any investors out there that purchase land zoned for MHP's to develop? I have a potential deal of a park zoned for 252 lots on cleared land. I have a few questions about the deal.

1. Are there any developers out there that purchase these bigger deals that I can pass it along to?

2. What would a normal sales price be for cleared land of this size given the amount of work that will need to go into it to make it a producer?

3. What information do I need from the owner to be able to present to a developer so they can make an informed decision whether to purchase from me or not?

4. Would the sales price be based on the acres or number of lots?

5. Am I missing anything?

 The plan is for when I find enough serious interest I will get in under contract and get a transactional loan for a double close on the same day. Any help is appreciated and I'm looking to move on this very quickly as it's a great deal, depending on what a reasonable sales price would be to the developer. Thank you everyone..
