Understanding Apartment Investing

Dear Investors,

I am looking to learn about the various ways to get into the apartment investment (8-16 units) space. Would it be better to handle small-medium sized apartments on my own with a partner or have assistance with various investors to help keep costs down for me and my partner?

Any personal experience is welcomed, also, I am curious on your preference over your past experiences with apartment investments. 

Also, what option is better when starting off and leveraging your purchase, if looking to make 100k in passive income in approximately 5-7 years? Additionally, how much capital would I need to still be profitable if a complex was worth, for example 400k?
