Yes, you are correct I don't believe that's right, I believe I may have misheard information.

On the other hand, having a private money partner provide either down payment or renovation cash to your LLC, while your LLC is financing the property as a whole is a normal occurrence, correct? - this is the bare bones question.

Yes, I know convention are touch to deal with, especially when you mention flip!

Dear All, 

My partner and I have been trying to get this ship sailing with our first deal, but we are running into a problem, private with hard/lender money. 

We ran our credit with a lender, only to find out that we need our own liquid funds even if we partner with a private money investor. My question is, how can you align yourself with a partnership with a private money investor on deals where you are essentially 'gap funding', but want to place the investor in 1st position, without harm? I understand forming an LLC with the investor is an option, but is it possible to utilize a partnership agreement between two separate LLC's?

Ideally, we need assistance with either the down payment or the rehab budget to move forward and close, as we can obtain financing. 

Please let me know if you have any experience circumnavigating this issue, and perhaps help us find a way as well.

Dear Investors, 

My partner and I recently formed a Real Estate Flipping business that is looking to restore the area in-and-around Lehigh Valley, Pennsylvania. Overall, we are looking to engage with fellow investors seeking to expand their portfolios, all the while assisting a new venture. Recently, we have been finding quite a few properties, with more in the pipeline, but the missing link is finding adequate funding for these projects. We want to grow exponentially and provide that to our partners as well. We have a good team in place and would love to converse more openly via a phone conversation or sit-down discussion, if applicable.

@Jon S. Thank you for this additional insight, this is what I was understanding as a possibility for buy and hold strategies. In terms of utilizing this loan, it would be used mostly for quick turnarounds, as well. Appreciate your views on this topic,
