Debt service report multi family question.....

When putting together a debt service coverage spreadsheet how are you getting the number for your monthly income?

1. The actual CASH collected in a given month let's say from Feb1-28th no matter what it's for (past, present, future rent)

2. OR the income collected for Feb. rent invoices no matter when they were paid i.e. In Feb or prior.

Then - on accounts payable do you count exspences by invoices you received that were FOR the month of Feb. or PAID in Feb. no matter what month they were for?

Any input pertaining to this or proformas would be great - Thx
