Looking to make a move on my first multi-family

Hey BP Community! Any advice for a first time multifamily investor? I am looking in South Florida and have seen some promising deals, but I wanted to know if there is anything I should be looking out for. I only have experience with single family homes.

A rather interesting gateway book for this niche (if you are thinking smaller multifamily) is the aptly titled Investing in Duplexes, Triplexes and Quads by Larry Loftis. 

It is a pretty quick read (and seems popular based on sales). 

I enjoyed it. It is also by a Florida author. 

He cites more books, too, and my only caveat is he wrote it pre-financial crisis and some of the estimations I recall were, well, lofty. And it is not a management book or about larger apartments per se but more on the financials and big picture for this 2-4 unit niche. 

Nice starter book on this market and the benefits of scale with multiple units under one roof.
