BP Newbie in Long Beach - Searching Multi-family Duplex/Triplex

Hi Bigger Pockets Community!

I'm new here at BP and in Real Estate investing. First off, thank you for being here! What an awesome community. :)

This is our situation. We are now looking for and considering a duplex or triplex within certain neighborhoods in Long Beach (Like Rose Park, Zafaria, Bluff Heights, Bluff Park, Belmont Heights, etc.) 

We have been in the market for a SFR for a few months now and are shifting our focus.

Our ideal was a SFR with a 1 or 2 bedroom legal unit on property that we could generate additional income from towards our mortgage. After paying it off or down, we'd move and do it again down the line.

Now, we are considering buying a duplex or triplex off the bat (the above mentioned scenario would still be nice!). We are looking in the range of 500-800k.

Does anyone familiar with the Multi famliy unit market in Long Beach have any words of advice on how to find a good property? We are keen on finding one soon and ready to act! (Pickings seem to be slim though.) We are pretty new, so our connections are limited. We have our agent that we began searching for a SFU with but that's about it. It's a bit overwhelming; the resources on BP are a great start. 

Any help, advice would be greatly appreciated!
