Are there lenders that do commercial loans under 1 milllion?

I recently purchased a  5 unit property with deferred maintenance and low rents and that I have completely repositioned and stabilized.  At this point I would like to do a cash out refi to duplicate my efforts but I am having difficulty locating a commercial lender that will do a 450k loan.  Do these loans exist?
