Hello Bp, I am trying to figure if this is a good deal or not. 4.5 million 557 unit (most of them need 5,000 rehab) -150 1 bed -361 2 bed -38 3 bed -8 4 bed Owner is offering financing but only with 25% down It's in Memphis, TN

@Austin Shuster Not enough details given to make that determination. Would need to know what the current rent is or potential rent, insurance and taxes.  If most of them need $5,000 in rehab, then I am assuming most are vacant and the property is abandon.  If that is the case, you need to ask your self these questions.

  1. Why is it vacant?
  2. What are you going to do different from the last owner to be successful?
  3. How many owners have there been in the past 10 years? 15 years? 
  4. At $13,078 per unit, why would the owner want to finance it instead of being the landlord

Be careful what you are getting into and make sure you have a proven team to help you be successful.
