12 Unit Owner Financing for Down Payment - Need Help

I'm looking at a 12 unit apartment complex and need to create a deal with owner financing for the down payment, can anyone with experience with this give me some advice and what to be sure not to miss when structuring the deal? 

I currently own a 4-plex, so this is a big step up, trying to put together a deal that I can make work without having all the down payment myself.

let me clarify, I'm wanting to structure the deal to purchase this 12 unit apartment complex so the owner will finance the down payment amount 25% and a bank will finance the remaining 75%. I have read on BP, as well as heard on podcasts about people doing deals like this. I believe @Brandon Turner did a deal such as this that he talks about and has written about in his book about low/no money down financing that I own. 

I'm hoping for some advice going into this to limit my mistakes.
