Need help on my first Multi-family deal

 Hi everybody!

I am now working on the Multi-family deal .This is my first deal on this category .It's a 9 flex -3 bed-1 bath in Midwest region .The asking price is $545,000. The rent is $620 /unit .The seller is ready to do carry back with 20% down.It means i have to put $109,000 down payment and the seller will cary back 80% of the deal with 5% interest for 30 years armortization .We did not discuss how long the loan will be.The thing I would like to have your help is which term condition is to make the deal look good ,and this deal is good to do or not?

Please give me your advice ,since this is my very first deal on Multi-family.Any advice will be appreciated.Thank you so much for your respond.
