Building a 4plex w/ hard money and refinancing

I'm a first time home buyer and I would really like to purchase a multi family  the problem is I haven't found anything suitable that falls within fha financing limits so I'm considering using private money to build.  has anyone had any experiemve with multi family for their first home purchase? I want to live in one unit and rent the others. can anyone refer me to a private lender?  I'm in the Houston area.
