Hello,

This potential purchase would be our first step into bigger multi family units. It is an 18 unit that was converted from an old Brewery in our town. Basically there was a brick shell and it was rebuilt inside in the late 1980s.

When I ran the numbers on the BP Rental Calculator, it seemed a bit 'think' to me. One of the things that jumped out to me were the 'expenses' such as common area utilities, elevator maintenance, snow removal etc....

This would be a partnership of 4 family members, who between us right now have about 15 units in the single family and duplex field, so we are not new to rentals, just this type of unit.

What are your first thoughts when looking at the numbers?

Thanks, Dan Dietz
