26 Unit Opportunity
I just got a 26 Unit property under contract with and 8% cap rate and an upside potential to create a 11cap, there is also the opportunity to put another similar building on this parcel. I am looking for advice on how to find an investor or partner to bring in the down payment. I have the financing in place but I don't have the 300k down. I am an experienced investor with 70 doors but a neophyte to properties this size. I am looking for advice on the following:
- How I might structure such a partnership?
- How to locate such a partner?
- Other creative ideas to take this deal down without the down payment.
Any advice would be greatly appreciated!
