Going under contract without investors lined up
I've been networking with friends, family, and coworkers to get potential investors lined up for my first multi-family deal. As of now, I don't have anyone committed. I found a good prospect that I'd like to make an offer on, but it worries me that I don't really know where the money will come from yet. Do I just pass and wait until I have funding lined up or do I go ahead and get the deal under contract and be really aggressive about finding partners then?
