Paying for a mentor with percentage of ROI?

I wanted to get into Multifamily investing, more specifically apartment buildings. I have lots of experience in SFH rentals but recently sold a bunch so that I can start in the Apartment Building Arena. I have educated myself to an extent in preparation for this, however I would like to still find someone with good experience in apartment building investing that would be willing to hold my hand through the process in exchange for a mutually agreed upon percentage of my ROI or something to that effect.

Has anyone ever heard of something like this?

I live in Largo, Florida and I am looking for property here and the surrounding area like Clearwater and St. Petersburg.

The clock is ticking as I have money tied up in a 1031 exchange.
