Student Housing

Over the last 5 Years I have been purchasing multi-unit student housing in Colorado. I love student housing and have set up systems to maximize the income potential. In General I was finding deals for a bout a 20-25% cash on cash return. Unfortunately the market in Colorado has gotten quite competitive and those kind of deals have dried up. I am looking to see if any other BP members have advice on other towns/ states where they are getting similar returns for student housing in the current market.

I would appreciate any input.
