Have the deal but where is the money.

Hello all..

  I have these two deal that I have been able to negotiate and I am having issues locating the capital.  The total for deals is 475k. A salon grossing 800k and selling for 220k in Orlando and netting 100k. Seller was going   The to sell if for 440 but realized that I know the biz. The 6 unit complex nets 35k selling for 300 but the seller will take 250.  I need guidance on what to do before i loose these deals These deals are in areas that are experiencing growth as we speak in their perspective areas.
