Looking for Duplex.

Hello folks; 

I am looking forward to invest into real estate, my plans to get start form buying duplex; live on one side and rent out another side. Currently, I am living in Appt. so I have 0 experience in real estate although I have been doing my homework. My question is to real estate gurus, is this the right step I am taking? Do I qualify for F.H.A? How much money do I have to have to get started?
