Lending for 300K 12 unit deal

Hello,

I have several banks I work with to purchase single family, duplex, and quadplex deals. However for commercial the banks want either loans above $500K  or they are asking for a 3 year balloon.  

The deal I am working on is 12 units at $300K. Assuming I negotiate it down to $280K and put 25% down I am only looking at a $210K loan. 

I already own 16 total units, have excellent credit, and good financials. 

Where do I find the right banks to work on these deals?
