Kansas City 4 Plex, Motivated Seller... Whats my Purchase Price?

Hello, I recently started marketing to Multi Family owners in Kansas City.  I received a call from a possible seller yesterday who has a 4-plex; but has little to no data on the building.  (To add to it, he recently had a stroke, and sounds rather adversely effected by that). Any recommendations on who I should turn to or how I should derive a solid Purchase Price offer?  Will brokers help me if I don't intend to hire them as my buying agent?  Should I call inspection companies now?  Trust Zillow/Redfin estimates  etc? My goal is to wholesale this property.  Thanks, Ryan.
