How to Get the Best Results in a Background Check
Nothing can cause a property manager more headaches than renting to the wrong person. That one bad renter may pay rent late (or not at all), cause property damage, create a nuisance, and just make your life miserable. Clearly a background check is the best method to avoid a bad renter but do you know what should be in the report and how to get it? Let's start with what should be in the report:
- The applicant's name, date of birth, and SSN verified.
- A nationwide FBI background check that is Fair Credit Reporting Act compliant needs to be run but only after a consent to do the background search is signed by the applicant.
- A search of Department of Homeland Security or FBI terrorist watch list search is an option but a good idea.
- A nationwide US Department of Justice National Sex Offender database ( or similar reliable nationwide database) search is necessary.
- Civil records should be searched in every county the applicant has lived for the past 7 years at least will provide a real time evaluation of the applicant's civil and financial record.
- Employment or benefits verified
- Prior landlords contacted
- Credit standing.
How to get it? Clearly this in depth of a report takes time and expertise which is why it is an excellent idea to consult a consumer reporting agency (CRA) that specializes in background screening. Taking this approach not only frees the property manager to handle the day to day operation of his/her property but all the required documents and other FCRA laws will be followed to the letter....and that is a good thing!
