MHP Location opinions

Hello all!

I've got a general question about mobile home park locations.  When purchasing apartments, I'm aware of the concept of buying in areas with the potential to be an emerging market.  What are your opinions on this concept for MHPs?  Obviously if we could all own MHPs in major cities, we would have more potential clientale, but, what about that lonely MHP that is very rural, yet financially well priced?  Would you automatically disregard this MHP?
