Starting out with 100+ units?

Hello BP,

I greatly appreciate all of the posts and information that this community is so eager to share. I have truly learned quite a bit.

I currently own a Trash Valet business that I started about 6 years ago. I quickly realized that owning multifamily complexes would dovetail into Trash Valet very beautifully as long as it is 100 units or more. This is why I would like to start with such a large project, continue to better both businesses.

What I am looking for is the lessons that have been learned progressing from the smaller (less than 100 units) complexes to the larger ones. Any possible pitfalls that aren't common sense or not figured out until in the thick of it. Whether seasoned investors would recommend this course of action or starting a little smaller. Basically any advice that could help steer my path to acquiring 100+ unit complexes. Taking my eye off of Trash Valet isn't an option for me so acquiring properties that immediately become new accounts helps keep that in check. I am in the Dallas/Ft Worth market which may be saturated but there are still what seems to be opportunities of this type available. I am very willing to go to other markets as that would help me break into that market for Trash Valet as well.

Thank you all for you responses and advice.
