Apartment Lease Back with Option to Purchase

We are purchasing an apartment complex that the owner is unable to sell for another 18 months due to a defeasance clause in the mortgage. We are planning to do a lease back with an option to purchase and want to make sure we set it up correctly from the start. We’ll obviously have our attorney draft the paperwork, but more info is always great. I believe there is a way to do this that will allow us to refinance the property at the end of the lease instead of having to purchase it outright. Any thoughts/ideas on setting this up?
