How & where to find good deals

So I'm trying to break into the whole multi-family  investing thing. I want to start of with a duplex or a even a Triplex. Should I use a real estate agent to find me good deals or websites like Realtor.com? How should I describe what I'm looking for to the agent? How should I search for good deals online? What do you guys think or suggest? Any bit of information will be a huge help.
