Question about renters rights and finding an investor

Hi, I live in a hot gentrifying neighborhood in DC, I'm the only tenant now in a 4 unit building that the owner is selling. I have first right of refusal. I can legally sell my rights to an investor, or contract with an investor to buy the building and then sell me back my unit (which I would prefer). I have had an investor look at the property and they wanted to buy, but their contract was weak and the owner was not a fan of them. Any thoughts or comments on how to find other investors or better leverage my rights?
