Bridge Funding a Commercial land Deal

Hello we are in Texas and looking to buy out a land Development that the bank took back when the market took a S**t. back in 2009. Everything in the area is going like hot cakes. there is over 40 Million worth of new building permits that have been taken down in last 6 month. I need to know how to fund this. Have a 750 plus credit score and 25% down and a LOI for 1/4 th of the purchase cost from a large development company.
