Due Diligence Period - What to look for?

I am new to the CRE industry as an agent. I want to know based off of other people's experiences what to look for during a due diligence period that could possibly help dodge a future lawsuit. My boss brought up a story about a broker he knew being sued for things he did not advise his client on during the due diligence period. I want to know what sort of procedure or check list I should follow in order to avoid such a situation. I realize this question may be vague in the eyes of some people, however, I am new to the industry and simply seek advice.
