Converting SFH to MFH- zoning

Hello. I live in a 4400 sq ft split level home. I would like to make it a rental unit with one unit up and one below. The zoning is for SFH, however down the street they have a duplex in our same zone. I have never considered changing our home because of the zoning, but are there others who have tried to rent out a MFH zoned for a SFH area? Thanks.
