Models For Creating Real Investment Division

I have a friend who owns a securities firm and i'm an asset manager by profession. We would like some advice on different models to start a real estate investment division to his existing securities firm. Our primary focus would be on mid-sized multi-family, preferrably stabilized, in locations where the demographics are of decent employment and people tend to always rent. The precise information that would be helpful to us is various initial financing models.
